Manufactured Homes

Pittsylvania County Community Development requires property owners to obtain building permits and allow building inspections for manufactured homes.

Manufactured homes are built after 1976 according to standards from the United States Department of Housing and Urban Development. All single-wide and double-wide homes built today are manufactured homes. 

Mobile homes were built before 1976 to lesser building standards. Mobile Homes are not allowed to be moved into the county.

Required Information for Manufactured Home Building Permit 

The following information will be required to complete the building permit application

  • A permit from the Pittsylvania County Health Department regarding well and septic tank. Your building permit application cannot be considered without a Health Department permit. 
  • Property owner information 
  • Structure information, including the manufactured home's year, size, and make. Any model from 1976 or earlier and all homes without a valid HUD label are not allowed to be moved into Pittsylvania County. 
  • Proposed building drawing and setbacks. 
  • Size of the electric service to be installed. 

Required Inspections for Manufactured Homes

  • Proper driveway entrance. All inspections will stop until a proper driveway is installed. 
  • Footers, foundations, and walls
  • Anchors and blockings
  • Bolt-up inspections 
  • Plumbing and electrical service
  • Placement of HVAC unit
  • Footers for decking 
  • Deck framing
  • Final. Seed and straw must be placed on ALL disturbed areas, proper driveway must be installed, and skirting must be completed.

Inspections Notes

  • Single-wide and Double-wide - Blocking, anchoring, sewer, water, and electric inspections must be done before skirting. Decks must be installed before Temporary Certificate of Occupancy is issued.
  • Skirting inspection must be made within 60 days of issuance of Temporary Certificate of Occupancy
