Developer awarded additional state funds for affordable housing in Pittsylvania County

Landmark Asset Services, Inc. was awarded $615,000 from the HOME Investment Partnerships Program, which is from the Virginia Department of Housing and Community Development, to help in the conversion of the old Southside High School and Blairs Middle School into affordable rental housing for local working families. The 55-unit Southside Lofts project was initially announced in June of 2019 and is expected to be completed sometime in 2022. 

Southside Lofts is being made possible by the partnership of Pittsylvania County and Landmark. Pittsylvania County donated the property that the school sits on and surrounding land for parking. 

The complex will include 1, 2, and 3 bedroom loft-style units and site amenities such as a multipurpose room with televisions, tables, and other furnishings including a business center with computers and printer, an exercise room, outdoor recreation areas, and much more. Each unit will have high speed internet access and will include energy efficient appliances, as well as a high-efficiency HVAC system to ensure low utility bills. In total this project is expected to cost about $10,000,000. 

Landmark will bring this historic structure back to life while keeping the former school’s rich history intact. 

"Southside high School has tremendous significance to our county's history," said Pittsylvania County Administrator David Smitherman. “Southside high School was only the secondary public school for African American youth, and it offered a wide range of academic and vocational courses to a large student body with high graduation rates. The proposed revitalization of the school will meet the Secretary of the Interior's Standards for Historic Rehabilitation, and in doing so retain the historic characteristics that are so special to the community.”

This project is one of 28 across the Commonwealth that was awarded in the most recent round of Affordable and Special Needs Housing loans. Governor Ralph Northam announced over $24 million in this round of housing loans, which will support new construction and rehabilitation of 1,635 affordable housing units. 

Landmark Asset Services, Inc. is the primary partner in the Southside Lofts Project, and will be responsible for the long term operations and compliance throughout the compliance period. Landmark has developed, owns, and manages over 85 properties totalling approximately 4,000 units across 9 states.
